Affordable film set for hire in Derby

Hi
I am a low budget film maker based in Derby and my production company has been approached by a lady who owns an old hotel. She no longer wishes to use it as a hotel and has asked my production company to manage it for her as a film studio, and offer it to all kinds of film makers. At the moment, a low budget feature film is being shot there.
The hotel has 25 bedrooms however, not all of these will be available for filming in at the moment. It also has a restaurant/dance floor area, 2 bar areas, a full kitchen and it has loads of free parking spaces.
The hotel is located in Derby city centre, within walking distance from the train station.
We want to make it affordable to all film makers, no matter what budget and we are looking at charging a price of ?10 per hour, with a minimum of 5 hours booking in order to bring revenue into the studio as there are some repairs needed.
My production company is also offering the use of an experienced camera operator who has available to him 2 Canon 550D's with Magic Lantern software installed, a Canon 5D MkIII, continuous daylight studio lighting, 2 Red Head lights, track and dolly, Flycam, Glide Cam, small jib, Zoom H4 audio recorder. The cameraman and equipment can be hired out from as little as ?10 per hour (depending on what equipment will be needed), again with a minimum of 5 hours.
We are offering this price as we are wanting to attract film makers from all over the country and also to get some money in so we can do some small repairs to the building and generally tidy it up as it has been disused for a few years.
Would this be of interest to any of you adult film makers/photographers out there?
As we have been asked to manage the studio, we have stipulated that filming of adult scenes will be allowed in the studio and the owner is okay with this.
As I have stated before, not all of the bedrooms are available at the moment but there are about 6 or 7 quite large bedrooms as well as an apartment that can be used.
We are working on a promo video at the moment.
The long term plan is to have a green screen room, make up room and also offer the use of some of the bedrooms for production companies to accommodate cast and crew if filming over a number of days is required.
