What do you look for in a shoot location?

Hi All,
Long time reader, first time poster.
A friend of mine has a really nice large country house nr Bexhill, East Sussex.
Plenty of reception rooms, bedrooms with en suite, spa, sauna, stables, barn, land, massive drive etc etc. Very private and very nice location.
There is also a totally separate annex with its own living, dining, kitchen etc etc
My questions are ( and naturally you'd like to see pics)
1. viability of renting it for photo/video shoots?
2. what is the going rate (thats the going rate.. not what you'd like to pay. )
3. what facilities (technical?) would you like to see?
4. would the thought of being able to use the annex for overnights be appealing?
5. how best to advertise?
