we had the same with are last landlady they kept all of our ?2000 deposit due to the fact we had messed up the place .We had decorated throughout but she redecorated ,new kitchen new bathroom and also knoked down a wall and said she re seeded the garden (which she didnt) ( we had dogs too and the agent checked the house as we left it) but when it came to it the agent did nothing and we lost all our money.

What paperwork did you receive from your agent,against your deposit? I assume that your deposit was probably more than he was trying to charge you? In the string above,there is a link to the law,regarding tenants' deposits.If he has not conformed to that(post 2007 rentals),you may need to employ a solicitor and get a letter fired off to the agent.Unfortunately,agents know that you will have to take legal action,which will cost money.If you win in court(small claims),you may well get your legal costs back.
